I STRONGLY OPPOSE the proposed expansion of the Baptist Church on 28th Court and respectfully request that the City of Plantation deny this application. The proposed expansion is incompatible with the low-density residential character of Plantation Acres. The resulting traffic, noise, parking demand, and increased activity would negatively impact the quality of life and peaceful environment of our neighborhood.

I am deeply concerned about the proposed Baptist church expansion on 28th Court, which includes a two-story building with classrooms, a basketball court, and 400 bleacher seats. This development is incompatible with the residential character of Plantation Acres and would increase traffic, noise, congestion, and activity levels while potentially impacting property values and residents’ quality of life. I urge careful consideration of its long-term neighborhood impacts before approval.

I strongly oppose this project. As a Plantation Acres homeowner, I am deeply concerned about the impact on our rural community. Our streets have no sidewalks — horses, children and pedestrians share the road daily. This expansion will bring unmanageable traffic our 2-lane roads cannot handle. Evening events, night games and drop-off will make Christmas weekend gridlock our new normal. A serious safety crisis waiting to happen. Violates our SPI-1 Rural Overlay District. Deny

I strongly oppose this project. Plantation Acres is a designated SPI-1 Rural Overlay District per Ordinance 27-93. A 2-story, 33,677 sq ft facility with 400-seat gymnasium and 7 classrooms is incompatible with our community. 118th Ave has no sidewalks — children and cyclists share the road. This will bring unmanageable traffic — like Christmas weekends, every day — and serious safety risks. The Church previously exceeded approved student count (PZED 2019). Deny this project.

Opposed to overdevelopment in a rural-residential area.
This project definitely does NOT fit in our community environment.
Moreover I'm very concerned with the untenant traffic and the SAFETY of the neighbors, with only two main access points and no sidewalks. Let's keep it a family neighborhood, and honor the City motto "the grass is greener"

Only CF-P Place of Worship deep within any residential part of the city, and also inside of the SPI-1 Rural Overlay District which was created to protect the broad open spaces, natural landscape and rural characteristics of Plantation Acres. If this were an entirely new project it would not even be considered. The fact that they can not landscape 50% of the proposed height means it is too tall. Waiving the exact things that are supposed to be protected in this area would be a disgrace. Too big!

This is a small family neighborhood that cannot handle excessive amounts of people and infrastructure. During Christmas holiday shows the streets are already barricaded and have police officers directing traffic. The music from the shows can be heard 3 blocks away. Keep in mind we have no sidewalks and residents walk with their children on the sides of the roads. It’s unreasonable to have the community accept this burden year round. Opposed.

Extra large gym & industrial kitchen will bring year round events to plantation acres, not just during Christmas, that would cause light disturbances, safety risks & traffic hazards.

I am very opposed to this addition . I have been treated rudely and illegally by the Church. They took down my fence protecting my pool and left it open for a child to fall into. I had to get legal representation n to get it put back up. They took down my buffer trees between our properties and left my home exposed to 28 ct. They have ignored my multiple requests and treated me rudely.

The City has Ordinances in place specifically for this Community Facility type of situation. We trust and implore both PZED and later City Council to enforce the Baptist Church to make changes in the proposed addition so that it is in Compliance with the Ordinances for " Massing, Impacts, Number, Location, Design, COMPATIBILITY with SURROUNDING NEIGHBORHOOD and APPROPRIATE at a particular Location. It would be IRRESPONSIBLE for the City to put Residents SAFETY and quality of life at stake

The proposed additions to the church will create manifold additional burdens for the residents of North Plantation Acres, most notably traffic increases and potential negative effects on property values. Opposed!
