25.) PP25-0003: Consideration of a request for site plan, elevation, and landscape plan approval for Water's Edge. The property is located at 1600 S.W. 80 Terrace and is zoned OP-P (Office Park Plantation).
Ref. the affordable housing statement on page 24. The proposal is going to allow 49 units to be dedicated to 120% of AMI. The rent for 120% AMI in Broward County is $2,593 for a 1-bedroom, $3,111 for a 2-bedroom, & $3,597 for a 3-bedroom. The average current rental price within 1/2 mi of the site is: $2,126 for a 1-bedroom, $2,591 for a 2-bedroom, and $3,438 for a 3-bedroom. There are currently 119 units vacant in this 1/2 mi area and 380 additional approved units. How will this help?
Take a look at the site plan and consider, “does this not seem like a cool place to live?” Imagine being able to walk (or scooter or bike or Freebee) to an office or other business nearby, then come back to the gaming lawn for some time with neighbors or relaxing quietly with a book overlooking the lake. Also, keep in mind that the more things nearby, the fewer car trips happen (and the models consistently underestimate mode shifts, while we can “induce” fewer trips, too!). Please support.
