24.) PP25-0038: Consideration of a request for conditional use approval for Water's Edge. The property is located at 1600 S.W. 80 Terrace and is zoned OP-P (Office Park Plantation).

    The project is being built on 5.3 gross acres. That puts the density at ~76.7 units per acre. If you expand the area to the 16.1 gross acres proposed for rezoning from OP-P to PRD-24.7Q, the density decreases to ~25.78 units per acre. If you use the dashed-line-land-use process for determining density, the 22.4 gross acres equal a ~ density of 17.7 units per acre. The 22.4 acres include the road surrounding the property, existing office buildings, sidewalks, and parking lots. Poor planning.

    I had the opportunity to work with the developer on this project (who is extremely receptive to the desires and needs of the city and residents) on how unit layouts best serve those living there and also encouraged the inclusion of a bike storage and maintenance area right at the entrance. This is a nice project that will be a good addition for the southern Midtown area. Remember, activation and business survival only happens with sufficient density; they also help with traffic. :-)
